Terms & Conditions
1. Legally Binding Agreement: By electronically approving or physically signing this Official Estimate, Contract, and/or any attached Addendums with TKF Maintenance Solutions, LLC, you are signing a legally binding contract for work to be completed at an agreed-upon price. In the event that this agreement is broken, all deposits made to the company shall be surrendered as damages.
2. Credit Card Hold: All APPROVED work orders require a valid Credit Card on file BEFORE work is scheduled. Any cancellation fees will be charged to this card unless another form of payment is agreed upon. Card on file will only be charged for Invoice balances if agreed upon, or if client fails to provide other means of payment by due date.
3. Payments: Payments to TKF Maintenance Solutions, LLC are due as per the contract schedule and are to be paid by cash, check, credit/debit, or Venmo. All balances are ALWAYS due upon completion of the job. Any variance to this policy must be agreed upon, prior to start of work, and in writing within the contract, if applicable. Late charges will be immediately assessed on all balances not paid in accordance with contract terms. The customer agrees to pay any collection costs and/or legal fees incurred by TKF Maintenance Solutions, LLC related to the collection process of outstanding balances.
4. Water Usage: By signing this agreement, you agree to provide TKF Maintenance Solutions, LLC with the right to use any on-site water supply, as needed, to complete the stated project, without compensation. If an off-site water supply is required, additional charges will be applied. It is the customer’s responsibility to make sure the water supply is on and in working order before we arrive.
5. Electrical Usage: By signing this agreement, you agree to provide TKF Maintenance Solutions, LLC with the right to use an on-site source of electricity, as needed, to complete the stated project, without compensation. If an off-site source is required, it will be at an additional charge. It is the customer’s responsibility to make sure the electrical power is on and in working order before we arrive.
6. Courtesy: While TKF Maintenance Solutions, LLC is on location and performing work on your property, you are responsible for keeping all children and pets, as well as other individuals, away from the work area. Children and pets must be kept off the work surface for at least 24 hours after our work is completed. This is for your safety as well as our own.
7. Scheduling: Inclement weather may affect scheduling. We try our best to keep scheduling conflicts to a minimum, however, circumstances that are beyond our control may affect your project start and completion dates. You will be notified of any changes.
8. Building Watertightness: TKF Maintenance Solutions, LLC Services expects your property to be in good repair and weathertight. This includes but is not limited to all electrical services, including exterior receptacles and light fixtures. Doors and windows shall also be weathertight. TKF Maintenance Solutions, LLC Services is not responsible for damages because of water infiltration from poor or improper installation, maintenance, or repair of electrical-related items, roof, siding, doors, or windows.
9. Removal & Replacement of Indoor/Outdoor Items: Removal/replacement of outdoor items, such as grills, deck furniture, planters, and any other items are the responsibility of the client. Removal and replacement of indoor items, such as furniture, personal items, lamps, files, paperwork, computer equipment, and any other items nearby/blocking windows (to be cleaned) are the responsibility of the client. Should we need to remove items from the wash areas, TKF Maintenance Solutions, LLC will not be responsible for any damage, breakage, or storage issues of these items. An additional charge may be applied for the time and labor devoted to the removal of these items, if in excess. Please notify our team prior to work dates if you need assistance moving heavy items.
10. Damages: TKF Maintenance Solutions, LLC is not responsible for damages due to improperly installed or unmaintained siding, roof components, loose shingles, or siding, broken or opened windows, improperly sealed windows and doors, wood rot, defective construction, improperly secured wires, loose or improperly installed gutters, or improper caulking. Aluminum siding, and in some cases with vinyl siding, the sun and weather may bleach the color or cause fading. Power washing, which entails the removal of soiling, and/or chalky, gritty, or failing surface materials may cause the faded aspects of the surface being cleaned to stand out. TKF Maintenance Solutions, LLC will not be responsible for such conditions. TKF Maintenance Solutions, LLC will not be responsible for loose mortar that may dislodge during the cleaning process of brick, stone, or paver surfaces.
11. Window Cleaning: Window Cleaning will only be performed on intact, sound glass. Broken/cracked glass will be skipped, and client will be notified of these findings. Window Cleaning is utilized to remove dirt, dust, grime, light organic growth, and foreign soiling from glass surface. Windows may be cleaned by traditional methods (mop/soap/squeegee) or by purified water-fed-pole systems. These methods are up to the contractor to decide where appropriate. Certain types of glass, and glass coatings (films, tints, hazes) require special attention. These will be addressed to the client, if need be, prior to work completion.
12. Soft Washing: Soft Washing is utilized to remove unwanted organic growth, dirt, and grime from a structure’s surface. The removal of this type of soiling may reveal surface damage and blemishes once removed. Windows may become water spotted due to House Wash services, if on site water source has hard water. However, this is an exceedingly rare occurrence as our detergents are meant to leave windows streak free. Individual window cleaning is NOT included with Soft Washing and is a separate service.
13. Pressure Washing: The appearance of concrete depends on several factors, most linked to when the concrete was initially poured and cured. Other factors (ex: age of concrete, amount of aggregate, porousness, coloring, quality of mixture, etc.) determine the outcome of concrete cleaning. When dirt, mold, mildew, algae and other pollutants and stains are cleaned, the concrete can then reveal any imperfections that the pollutants and stains had covered up. This can include, but not limited to, oil stains, rust stains, etching in concrete surface, surface imperfections. You, the customer understands that not all concrete will look the same even on the same driveway, patio, sidewalk, or
concrete slab after cleaning. TKF Maintenance Solutions, LLC is not responsible for any preexisting stains, surface imperfections or damage revealed after cleaning. Specific stain mitigation (oil, rust, efflorescence, etc.) will require additional charges to be completed, and are not included in standard concrete cleaning.
14. Stain/Soiling Removal: Some stains cannot be removed by power washing, without damaging the soiled surface. Tree sap, artillery fungus, oils, and some splatters from stains and paints are examples of materials that will, most likely, not be removed by conventional means. We make every attempt to point these areas out to the customer when quoting a project. These types of stains/materials may take specialized processes to remove or may be impossible to remove at all. Please address any of these areas with us during the quoting process.
15. Special Stain Removal & Mitigation: Removal/mitigation for oil stains, grease, chewing gum, rust stains, efflorescence, oxidation, etc., are all specialized processes. These areas require additional charges to be completed and are not included in standard soft washing and pressure washing cleanings. These types of stains can be difficult, and sometimes impossible, to remove. TKF Maintenance Solutions, LLC will set full expectations with you about the outcome of these areas. Generally, these types of stains can/will be removed up to 80% without causing damage to
the surface. Address any questions or concerns you may have about these areas with TKF Maintenance Solutions, LLC prior to work being completed.
16. Wood Staining Color and Tone: The properties and species of wood age and weather can affect the resulting color or tone of the stain. Note: Variances may occur on individual boards as well as the total project, as densities and other characteristics vary across and throughout the wood. TKF Maintenance Solutions, LLC and its associates attempt to represent the final finish color and tones as best as possible. While we can often give you an idea of the overall color or tone, you must expect some variation in the overall finish.
17. Product Warranties: All warranties are limited to those offered by the manufacturers of the products used. TKF Maintenance Solutions, LLC makes no additional warranties. If you ever have a concern regarding our work, TKF Maintenance Solutions, LLC should be notified immediately.
